Independent Quality Assurance for Strata & Commercial Projects
ProSpec Consulting provides independent, third-party quality assurance inspections for paint, coatings, and sealant projects in the strata and commercial markets. With a focus on transparency, integrity, and clear reporting, we help strata councils, property managers, and building owners make informed decisions before, during, and after project completion.
And, because ProSpec Consulting is not affiliated with any painting contractor or paint supplier, our inspections remain objective, unbiased, and focused solely on protecting the interests of the property and its owners.
Our Services
Consultations
Provide failure analysis of failed painted/coated surfaces or applied sealant and identify contributing factors.
Specifications
Provide a written site-specific specification to MPI standards.
Council AGM meetings
Inform and answer any questions by owners as to their expectations and address any specific issues they may be experiencing.
Inspections
Complete weekly site visits and issue written reports.
Contractor Site Tours
Ensures that all contractors have full knowledge of the specification and expectations and all are able to bid “Apples to Apples”.
Substrate Condition Assessment
Evaluate all painted/coated surfaces and sealant installations, and provide a written report.
Warranty Reviews
Inspect painted areas roughly 3 months before the warranty expiry date and list any work that requires attention.

ProSpec Consulting will invoice the owner/strata manager directly for any services completed.

Customer can propose painting companies and ProSpec Consulting will invite additional contractors up to a maximum of 5 companies total. For all contractors, the foreman must be able to speak and understand English.

All contractors must fill out an experience and company information section as part of the bidding process. This will allow the owner to make a better overall evaluation rather than focusing entirely on price.

Painting contactors submit their bid via email to the Strata manager/owner and copy ProSpec Consulting on the same email by the bid close date and time. For full transparency, ProSpec Consulting will publish the bid results to all contractors within 24hrs. This does not necessarily mean that the lowest bid is automatically awarded the contract as owners still need to review and compare bids. Any bid received after the tender close date and time will automatically be disqualified.

Any interior or exterior painting project (new or repaint), architectural paint and coatings such as Elastomeric, hi-builds, water repellant, anti-graffiti, membrane deck coatings, and sealant/caulking applications.

At the start of the project all owners will have the painting company’s project manager and site foreman information displayed on site. For any issue or complaint, owners should contact the contractor first. If satisfaction cannot be achieved, then the property manager will contact ProSpec Consulting who will deal with the issue.
